45 Scenic Hills Dr, Poughkeepsie, NY 12603

Wonderful opportunity to build your dream home in the Town of LaGrange, Dutchess County, on a little over 1 acre within the desirable Scenic Hills subdivision and Arlington School District. This undeveloped wooded parcel offers a peaceful setting while remaining conveniently located near major amenities and commuting routes. The landowner has requested a zoning determination for the construction of a single-family residence with 3–4 bedrooms and 2 bathrooms. A major advantage of this property is that Town water and Town sewer are available in the street, offering added convenience for future development compared with properties that require private well and septic systems. The location is ideal for commuters and everyday needs, with easy access to the Taconic State Parkway, shopping centers, hospitals, colleges, and Metro-North train service. According to the Town of LaGrange zoning determination, the parcel is considered a non-conforming property and is subject to a non-conforming residential setback relief map overlay. The Scenic Hills subdivision was originally approved in 1966 under the former R-15 zoning regulations. Due to the age and original approval of the subdivision, the property may have certain setback relief considerations for development, subject to Town review, approvals, and applicable permits. Before moving forward, buyers should confirm the final buildable area, setback requirements, utility connection availability and fees, driveway and access requirements, and all building permit requirements directly with the Town of LaGrange.
