Welcome to Lot 35 in Timber Bay Ranch, a private gated community near Porcupine Bay on Lake Roosevelt. This 28-acre parcel offers room to roam, privacy among the timber, and convenient owner access to a lake park and the community nature trail leading toward the beach and recreation area. A 200-square-foot cabin with a loft is already in place—ideal as a weekend retreat, hunting or fishing base, or a starting point while you plan a larger cabin or home. The HOA covers road and front-gate maintenance, so owners can enjoy the seclusion of a surveyed ranch lot with the added benefit of maintained access and community lake amenities, all just a short drive from Davenport and the Porcupine Bay boat launch.
