Bring your vision to jacksonville's urban core! This two-story rehab opportunity is positioned near the ongoing McCoys Creek Restoration and Emerald Trail, an area undergoing significant public investment and transformation. Plans for the McCoys Creek Restoration identify trail and creek-overlook access at Nixon Street, with the larger project bringing a restored natural waterway, green spaces, recreational amenities and connections to Jacksonville's 30+ mile Emerald Trail network. The property has already been pre-gutted, giving an investor, contractor or experienced renovation buyer a head start on bringing their vision to life. Existing improvements include a solid foundation and subfloor, newer roof, high ceilings, and a block and concrete front porch. New windows are also included and ready for installation. With much of the initial preparation already underway, this is an opportunity to take over the project and create something of your own while enjoying proximity to McCoys
