427 N 9th St, Olean, NY 14760

Spacious 4-bed, 1-bath home located in the City of Olean offering a functional layout and several recent improvements. Updates include 220-amp electrical service, a new back/side porch added in 2025, and a new hot water tank in 2024. The first floor features a good-sized kitchen with tongue-and-groove-style cabinetry, dining room, and a first-floor bedroom that was redone in 2025. Laundry is conveniently located off the kitchen in a space that also serves as a quarter bath. Upstairs you’ll find three additional bedrooms and a full bathroom recently updated in 2026 that just needs paint to complete the space. One bedroom includes an additional room that could make a great walk-in closet, home office, or bonus space. Outside features include a 1-car garage and partially fenced yard. The garage has electrical service in place that just needs to be connected to the main breaker. The front porch is still functional but is in need of repair. The home would benefit from some cosmetic updating throughout, primarily fresh paint, giving the next owner an opportunity to add their own finishing touches. With several important updates already completed and plenty of space to work with, this property has great potential!
