2602 County Road 406, Llano, TX 78643

176 acres in Llano County, Texas In the heart of Llano County, just 7.5 miles west of Llano off Hwy 29, this exceptional 176-acre property offers paved County Road 406 access along the entire North boundary. Water, water, water! The ranch features 3 wells producing 10+, 20+, 75GPM, as well and a large pond and creek. These wells can supplement the beautiful live oak-canopied creek, and also the pond. The creek could also be dammed to back up a significant volume of water. Approximately half of the ranch has been cleared of underbrush and small mesquites, leaving behind stately oaks, large mesquites and persimmons. The good sandy loam soil is ideal for improved grasses or the development of a grape vineyard. Several excellent building sites offer views of northern mountain ranges. This section of the ranch has been reseeded with 5-way pasture mix and lush knee-high grass abundant. The remainder of the ranch has been left with natural brush and cover-perfect for wildlife. The area is a known flyway for doves, with dove activity abundant at this time. You will also find deer, varmints, and quail roaming the property. The entire county road frontage and southern boundaries have been newly fenced.
