311 N Clinton Ave, Dallas, TX 75208

Rare renovation opportunity in the heart of the Winnetka Heights Historic District! Originally a duplex, this property is being converted into an approximately 1,820 SF single-family residence designed for 3 bedrooms, 3 bathrooms, a proposed 2-car carport and backyard outdoor living. Much of the heavy lifting has already been completed, giving the next owner the opportunity to take over the project and select the final finishes. Completed work includes foundation repairs, rough plumbing, updated gas lines, rough electrical, HVAC ductwork and furnace, new roof with 30-year shingles, new internal roof structure, spray-foam insulation at exterior walls, extensive siding and fascia repairs, demolition and framing. The rear addition was rebuilt to create a third bedroom, third bathroom, side-by-side laundry, generous mudroom and covered back porch. Certificate of Appropriateness approvals have been obtained for the planned construction, including the driveway, carport and outdoor living area, with permits filed and five City of Dallas green tags received. Property may also qualify for the City of Dallas Historic Tax Exemption Program based on qualifying rehabilitation expenditures; buyer to verify eligibility and exemption amount with the City. A unique opportunity to complete a substantial renovation in one of North Oak Cliff's most distinctive historic neighborhoods and bring your own vision to the final design.
